Hawks Next Lifestyle Village development

In late 2019, Oracles expanded its strategic development directions towards the creation of lifestyle villages, responding to an increasing trend amongst Australians seeking independent and community-oriented retirement options. We seized an opportunity in the picturesque Port Stephens region, renowned for its splendid natural landscapes and enriching the quality of life.

Our Hawks Nest project is an embodiment of this vision, subject to receiving the council's approval, a premium clubhouse and an array of diverse facilities will be constructed to serve the future village residents. The village's prime location offers easy access to both the local golf course and beach, fostering an active and vibrant retirement lifestyle for the residents. Initially, we anticipated lodging our 200+ lots development application in 2020 to comply with the evolving environmental reporting standards. The lodgment was duly made within the year, marking a significant milestone for the project.

 

Moving forward, we have been engaged in productive collaboration with the Mid Coast Council. Our key focus points revolve around:

1. Alleviating the local housing deficit by providing affordable yet superior quality housing options.

2. Protecting and enhancing the local koala population through an ingeniously designed Eco Corridor. This strategy aims to curb the activities of feral animals, such as foxes, wild cats, and dingoes that pose a significant risk to the koala population.

3. Ensuring a maintained, single large land parcel ownership post-development, thus providing the flexibility for future strategic planning review.

Macksville Urban Subdivision Project

The Macksville Urban Subdivision Project. Kickstarted in Early 2023 and strategically located near Coffs Harbour—a tourism magnet—this development presents a seamless blend of convenience, affordability, and high-quality living in a coastal locale.

 

Adjacent to the esteemed Macksville Country Club, the project promises future residents a lifestyle that is second to none. Port Stephens Substantial Rezoning Project

Situated within the picturesque landscape of the Port Stephens region, a popular tourist destination once known for its prime oyster farms and pristine water quality, Oracles embarked on a unique Residential & Commercial development project in early 2019. This substantial undertaking aims to transform a large, previously undeveloped parcel of land within the township, ideally situated adjacent to existing residential dwellings, into a vibrant community.

 

The key objective of this project is to effect a significant change in land use. Our vision sees the current rural nature of the property transitioning into an expanse covering 100,000+ square meters dedicated to residential use (with a minimum lot size of 500 square meters).

 

In alignment with our rezoning aspirations, the project was concurrently presented to the Port Stephens Council for submission to the Department of Planning, Industry, and Environment (DPIE) for a Gateway Determination. Subsequent to the DPIE's insightful feedback, which encouraged a more strategic and refined planning outcome, the Council was urged to endorse a new local housing strategy, known as the Karuah Place Plan.

 

In this endeavour, Oracles actively participated in the submission stage, leading to the adoption of the Karuah Place Plan in 2022. Our property has since been classified as a first-phase rezoning area for urban use. This classification prompted the submission of a subsequent Scoping Study in 2022, predicated upon the Karuah Place Plan, to initiate a formal planning proposal.

 

Feedback from various government bodies and agencies, including DPIE and Port Stephens Council, was received in the first quarter of 2023. This dialogue is ongoing, and in response, Oracles is currently dedicated to the preparation of requisite assessments and studies to address the feedback received. Through this process, we are steadily progressing toward realising the ambitious vision we hold for the Port Stephens Rezoning Project.

Biodiversity Offsets

Australia Oracles has explored a strategy focusing on establishing the biodiversity offsets sites across Australia. The company and its associated companies invested and held a number of lands, bushlands and forest at various locations from northern coast NSW to southern highlands. The ecological assets generated by those lands composites of ecosystem credits for vegetation and species, water and carbon credits. Australia Oracles unlocked the trading strategies for different types of credits to provide lucrative returns for the invested capital.​

Sculpted in accordance with the Biodiversity Conservation Act 2017, our project champions the fusion of green practices with sharp financial insight. Born out of the strategic adjustment of Hunter Valley Estate Stage 2 DA Approval, our project utilises the existing natural environment, maximising its potential value. 

 

As we navigate the meticulous assessment by the Credit Supply Task Force of the Department of Planning, Industry, and Environment (DPIE) NSW, our project exhibits exceptional promise as a fresh, commercially viable investment strategy. Our venture has already celebrated a milestone, securing a pioneering transaction of Biodiversity Credits exceeding $5 million. This success validates the remarkable potential of biodiversity credits as an investment asset.
